Nova Coast is a private community of villas and residences on the west coast of Mauritius, where the lagoon is calm and the sun sets over the water.
The site runs for 320 metres along the beach and rises gently inland. We used that slope. Each row of homes sits a level above the one in front, so the view belongs to everyone, and no roof is taller than the palms around it.
The architecture is quiet on purpose: white walls, deep eaves, local stone and timber that will silver in the salt air. Rooms open on two sides for the trade wind. Glass faces the sea; solid walls face the neighbours.

A day at Nova Coast
Morning
The lagoon before anyone else.
First light comes over the hills behind you and lands on the water. Swim, or take coffee out to the terrace and watch the reef change colour.
Day
Everything within a short walk.
The pool, the beach and lunch are a few minutes from every door. Children disappear into the gardens; you may not see your car all week.
Evening
The west coast does sunsets properly.
Dinner on the sand while the sky goes from gold to rose. The restaurant keeps a table for owners until nine.
Night
Quiet, and lit with care.
Low, warm light along the paths and under the eaves. Enough to find your way home, never enough to hide the stars.

The west coast of Mauritius
Nova Coast sits on Anse Lumière, a west-facing bay protected by the reef. The water is calm all year, the evenings are long, and some of the island’s best restaurants and golf courses are a short drive along the coast road.

Freehold title, registered in your name or your company’s. Non-citizens can buy under the Mauritius Property Development Scheme, and a purchase above the statutory threshold may qualify for a residence permit. Confirm current rules with the Economic Development Board.
